CLTA Seeks Amendments to Balcony Inspection Bill

CLTA is opposed to new amendments to Senate Bill 721 (Hill), which seeks to require periodic balcony safety inspections on certain multifamily dwellings and common interest developments, that would grant an “access easement” to homeowner associations for inspection purposes. The CLTA had previously worked with the author last year to remove a requirement from the bill that inspection records be recorded in real property records.

Senate Bill 721 also authorizes a recorded building safety lien to recover civil penalties if repairs are not completed. For condominium conversions after January 1, 2018 the required inspection must be conducted prior to the first close of escrow.
